Schedules of Dilapidations

A Schedule of Dilapidations is an express statement of liability in respect of the subject lease terms and may form the basis of legal action if a negotiated settlement of the claim cannot be achieved.

Tenants are sometimes presented with large dilapidations claims by their landlord at or near to the expiry of their lease. In such circumstances the validity of the landlord’s claim should be investigated with reference to specification and pricing of works involved and with reference to the scope of repair obligations.

We can advise on the validity of the landlord’s claim and ensure that only those matters that are your responsibility are included. We will check and analyse schedules served, consider your extent of liability with reference to the lease, and negotiate with the landlord’s representative regarding settlement of the claim.

We can conduct a dilapidation survey for the landlord and our service will include;

• Preparation of schedule with likely repair costs
• Negotiate with tenant’s representative in respect of settlement
