Valuation Reports

As independent estate agents in Bridgend and Neath Port Talbot, we are able to carry out market valuation reports for a variety of purposes. Reports are usually in a brief format based on a limited inspection of the property.

For pre-purchase properties our market valuation report is similar to a lender’s report for mortgage purposes. This may be useful to you where you are not taking out a mortgage on a property. However, this type of report should not be used as the only basis for deciding whether or not to buy a property.

We can undertake matrimonial valuations and provide reports if disputes arise. The report can be undertaken for either party or for both parties when jointly appointed. The form of report is normally on the basis of a market valuation without a detailed survey of the property.

We also undertake valuations for Probate, Capital Gains and Inheritance Tax purposes or any other form of retrospective valuation where HMRC may be involved. It is important that these are undertaken on the correct basis, following the relevant statutes and established case law. We will be able to negotiate with the District Valuer’s Office if required.
