COVID-19 | Your property questions answered

We’ve been inundated with calls asking property questions so we thought it would be helpful to put together a quick guide for everyone.

Advice for property buyers and sellers

Can I still get a property valued?

 

Getting your property valued is the first stage of selling your home and generally involves inviting an agent to your home to assess its value. However, due to government restrictions on daily life in-person valuations are currently not available.

 

We are able to offer virtual valuations via a video link call at your convenience. We are also happy to receive vendors photos sent to bridgend@pjchomes.co.uk and we can call you thereafter to discuss the valuation.

Can I still view properties?

It wouldn’t be safe to carry out viewings at the moment and with government restrictions viewings are currently not available.

 

However, we can certainly offer you a ‘virtual viewing’ for some properties, allowing you to view a property from the comfort of your home. Detailed information and insights about the property, and its area, can be discussed via video-call/phone or email… whatever’s easiest for you.

 

Are many properties on the market?

Yes, we’re still taking instructions for new properties to market and you can express your interest until we are able to physically arrange viewings. We still have lots of properties on the market which you can browse on our website. Should you have any questions about any of our properties for sale or to rent please do call us and we will be happy to help.

 

My home is on the market but I can no longer offer property viewings to potential buyers. What should I do?

Please call us and we can discuss a way to offer virtual viewings.

 

Interested buyers can still access information about your property online including photos and floor-plans.

 

My property sale is due to complete soon. Will that change?

We are still completing transactions for our clients, but some property sales may be delayed. The Government’s advice is that people should not move home unless there are exceptional circumstances.

Advice for tenants and landlords

Can I still view properties?

It wouldn’t be safe to carry out viewings at the moment and with government restrictions, viewings are currently not available.

However when we resume to normal working hours we will strive to carry out block viewings with anyone that has requested to view a rental property.

 

When will inspections be carried out on my property?

It would not be safe to carry out inspections at the moment. We will strive to carry out all missed inspections within 6 weeks of resuming normal working hours.

 

I move out of my property shortly what will I need to do?

The Government has requested that during this current period we all stay in our homes unless we are key workers etc. If your vacation date is over the period of lockdown one of our team members will be in touch in regards to you vacating and what the next step will be.

 

Can we still use the online maintenance portal? 

Yes. Everything is operating as usual. If a contractor does need to attend your property for any reason and you or a family member are unwell, please let the contractor know immediately. Please note only urgent repairs will be dealt with at the moment.

 

I have lost or am worried about losing my job – how will I pay my rent?

It’s such a stressful time. We’re here for you. Please email us at rentals@pjchomes.co.uk if you have any concerns regarding payments.

 

As a Landlord, will I still get my Rent On Time? 

Yes, all landlords that are on our Rent on Time management package will receive Rent On Time.

 

As a landlord on a full managed scheme will I still receive my rent?

Landlords that our on our managed package will be informed of any delay in tenants’ rental payments. If necessary, we will be in touch to work with you and the tenants in order to offer payment plans if needed.

 

Advice for homeowners

I have lost or am worried about losing my job – how will I pay my mortgage?

The government has announced a 3-month mortgage holiday scheme. This may help you if you find yourself in financial difficulty. If you are concerned about being able to make your mortgage payments, you should contact your lender and discuss what the next step will be.

 

We do have an in-house mortgage advisor should you need further help so please contact us if you wish to have a chat.
