Standard Fees & Terms for Tenants

 

Fees during the tenancy

Should you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for the repayment of the Landlord fees in advance for the reletting of  the property (currently £360 inc VAT), unless you are exercising a break clause which is contained in your tenancy agreement. You will still be required to pay the rent in full up to the date of a new tenant moving in. 

 

Payment of rent

The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order (unless agreed otherwise) to arrive on the due date as stated in the tenancy agreement. The full rent must be paid by a single standing order, we are unable to accept multiple standing orders.

 

Deposit

A deposit equivalent to one month’s rent must be paid in cleared funds when you sign the tenancy agreement and is held by Deposit Protection (for managed properties) for the duration of the tenancy in accordance with the terms of the tenancy agreement.

An additional £100 bond will be requested when a tenant has written permission for pets. Please enquire at our offices for further details.

Any deposit deductions at the end of a tenancy must be agreed in writing by both landlord and tenant upon the termination of the tenancy. The tenancy agreement entered into is between the landlord and the tenant and, therefore, the tenant cannot hold Payton Jewell Caines liable for any deductions made from the deposit which may fall into dispute.

 

References/identification

We will take up references based on the details that you have supplied to us.These references may be passed to our client so they can make a decision on granting a tenancy.

Before the tenancy can proceed you need to provide us with appropriate ID to meet the requirements of the UK Right to Rent. Further Details can be found in our applicants information pack. Please request a copy via our offices.

 

Check-in

Payton Jewell Caines will be instructed by the landlord as to what arrangements are to be made for the inventory and check-in.

 

Management of the property

At the start of the tenancy we will advise you who is responsible for managing the property. This is not always Payton Jewell Caines. Where we are not managing the property we cannot authorise any repairs or maintenance or guarantee the speed at which repairs will be carried out. Where we are managing the property, we may have to obtain the landlord’s consent before proceeding with a repair.

Where we manage a property and hold keys, we can usually provide access to our contractors (with your permission). You will also be expected to provide regular access for inspections. However, where we do not hold keys or the contractor is not willing to collect keys, it is your responsibility to provide access.

 

Insurance

It is your responsibility to insure your own belongings throughout the tenancy.

 

Utilities

You will be responsible for the payment of telephone, gas, water and electricity accounts at the property during your tenancy, as well as the council tax. You are also responsible for ensuring that a valid television licence remains in place for the duration of the tenancy.

 

Taxation

If you pay rent directly to your landlord’s bank account and your landlord is resident overseas, you will be responsible for applying the provisions of the HM Revenue and Customs Non-Resident Landlords scheme for taxing UK rental income. These provisions do not apply where you are paying your rent to Payton Jewell Caines.

 

Top tips for problem-free Tenancy

  • Keep a copy of your lease, inventory, rent receipts and copies of any letters/emails you send or receive in a designated ‘Tenancy’ file folder and put it somewhere you can easily find it later.
  • Never stop paying your rent, even if the Landlord is not complying with their side of the agreement (e.g. by failing to carry out repairs) – you could end up being evicted if you do.
  • Comply with the terms of your lease. In particular, never make any alterations, keep a pet or let other people move in without asking us for permission in writing first and ensure you obtain written consent. Failure to comply with these regulations will be considered a breach of the tenancy and could result in termination of your tenancy agreement.
  • If you are happy in the property and your lease is coming to an end, consider asking for an extension of the tenancy for the security of another fixed term.
